Open space , house prices , and the tax base

چکیده
This paper examines the effect of public acquisitions of open space on 1 changes in house prices and the municipal tax base using municipal-level data from 2 New Jersey. We find that open-space expenditures yield a stream of benefits in the 3 future but that any effect of open-space acquisitions on the tax base is immediate. 4 Finally, we find that while higher tax rates are associated with a lower tax base, a 5 larger tax base depresses tax rates. 6 JEL Classification H4 · Q3 7

This paper tests the efficiency of local provision of land conservation. I examine how housing prices, which capitalize open space amenities and future tax obligations, change after municipalities vote on referendums for conservation spending. Using a dynamic regression discontinuity based on voting outcomes, results suggest that average housing prices increase about 0.68-1.12% for every $1000 ...

Our analysis generates three main find...

In this paper, we aim to reveal the monetary value of open space by using a hedonic pricing model of residential property values. The analysis is supported by the use of Geographic Information Systems (GIS). We present three local Dutch housing market case studies in the Randstad region. In all studies we distinguish open space on three different scale levels, ranging from a view of a small loc...
